Chicago is the third-largest city in the U.S., home to roughly 2.7 million residents and nearly 9.5 million across the broader Chicagoland area. 

Within its 234 square miles, the city is divided into 77 officially designated community areas, spread across the North, West, and South Sides, with the Loop at the center as the business and transit core.

This geography, combined with dense architecture along a 26-mile Lake Michigan shoreline, creates a moving environment unlike what you’ll find in New York, Los Angeles, or Houston. 

High-rises, tight alleys, one-way streets, and neighborhood-specific rules all shape how and when you can move your belongings.

Housing: More Space and Lower Prices Than the Coasts

One of the biggest shocks for newcomers from coastal cities is the cost. 

As of late 2025, the median home sale price in the Chicago metro area hovered around $369,000, while homes in the city proper averaged closer to $311,000, below the national average. 

By comparison, median prices in New York City and Los Angeles routinely exceed $700,000 and $850,000.

Average prices per square foot tell a similar story. Chicago’s ~$211/sq ft is far below Manhattan’s $800+ and Los Angeles’s $550+. Rents follow suit: a central one-bedroom often runs $1,800–$2,150, versus $3,500+ in Manhattan. 

Most Chicago renters still pay between $1,000 and $1,499 per month, and the typical home sold in the past year was about 1,476 square feet and 50 years old, reflecting a mature housing stock with larger layouts than newer coastal micro-units.

Taxes: A Financial Tradeoff Few Other Cities Share

Chicago’s tax profile is unique among major metros. The city has no municipal income tax, and Illinois levies a flat 4.95% state income tax, which can favor higher earners compared with progressive systems like New York’s. 

However, that benefit is offset by a combined 10.25% sales tax and some of the highest property taxes in the country.

Illinois ranks second nationally for property tax burden, and Cook County’s effective residential rates often run between 1.5% and 2.1%, with commercial property near 4.01%, the highest among 53 major cities reviewed by the Lincoln Institute of Land Policy. 

For movers, this means budgeting not only for rent or a mortgage, but also for long-term tax implications that can significantly affect total housing costs.

Regulation-Heavy Moves: Licensing, Permits, and Building Rules

Where Chicago truly separates itself is in regulation. Illinois requires all for-hire household movers to be licensed by the Illinois Commerce Commission (ICC). 

It is illegal to hire an unlicensed mover for local work, and interstate companies must also hold a USDOT number and FMCSA registration. Penalties for violations can reach tens of thousands of dollars, so licensing isn’t a formality; it’s a legal necessity.

On the street, a Temporary No Parking Permit from the Chicago Department of Transportation is often essential. 

These typically cost $25–$100 per day, must be requested 3–7 business days in advance, and are posted 24–48 hours before the move. Without them, trucks may end up blocks away, driving up labor hours and risk.

High-rises add another layer of complexity. Many downtown and lakeside buildings demand:

  • A certificate of insurance (often $1–$2 million in liability plus workers’ comp)

  • Reserved freight elevators in strict time blocks

  • Pre-scheduled loading dock access and designated moving hours

  • Protective padding and floor runners in common areas

In practical terms, a Chicago move often starts with paperwork, not boxes.

The “Dibs” Culture and Weather: Winter Moves, Chicago-Style

Chicago’s winter tradition of “dibs”, residents informally reserving street parking with chairs, cones, and household items after digging out their cars, has no real parallel at scale in other major cities. 

While technically illegal under city code, it persists every year, generating hundreds of 311 complaints and reshaping where moving trucks can realistically park after heavy snow.

Weather, more broadly, is a core planning factor. Winter moves must account for snow routes, overnight parking bans, salt trucks, and ice, while summer brings festival closures, beach traffic along Lake Shore Drive, and congestion around sports venues. 

The best compromise tends to be midweek, midday moves in spring or fall, when demand and traffic are both moderate.

Costs and Logistics: How Chicago Pricing Works

Local moves in Chicago are typically billed hourly, with rates scaled by crew size. A studio might require two movers at $80–$100 per hour, while a larger three- or four-bedroom home can involve four to six movers at $150–$250 per hour. 

Urban surcharges are common: long carries from a distant parking space, stair fees beyond the first floor, elevator time, and travel charges from the warehouse.

Because of these variables, many residents lean on experienced Chicago moving services that understand ICC licensing, local permit processes, and building-specific rules. 

For long-distance relocations to New York, Los Angeles, or Seattle, Chicago’s central location can sometimes moderate transport costs, but origin and destination regulations both matter.

Migration Patterns: Why People Still Choose Chicago

Despite years of headlines about outmigration, Chicago’s recent picture is more balanced. Illinois moved from “outbound” to “balanced” in 2025, and Chicago’s domestic outflow has improved. 

Many newcomers arrive from high-cost markets like New York and San Francisco, trading extreme housing costs for a city with strong job opportunities, cultural depth, and more attainable real estate.

For anyone considering a move, Chicago offers a distinctive mix: big-city amenities, relatively affordable housing, and a highly regulated, weather-sensitive moving environment.
