When Should You Demolish a Property?


Demolishing a property feels like an extreme option, especially if you own properties to rent. It’s a big enough investment to buy a property, let alone to knock it down and start again. But sometimes, starting from a fresh slate is the best option for your property. Here are some reasons why you should consider a demolition project, as well as how you can make sure it’s safe and successful.

Major Structural Damage

Over time, houses can get damaged. Ideally, you want to maintain your properties so they’re nice to live in and so that they’ll last longer. But once your property has structural damage, this becomes more complicated.

This isn’t to say that you should knock down a building at the slightest hint of subsidence or another issue. You can still repair structural damage or sell a house with structural damage and make some money back on your investment. But depending on the extent of damage, it can sometimes be cheaper and easier to knock it down and start from scratch.

This is especially true if the damage was due to poor build quality. Even if you could fix it, it would probably just come back and cost even more money.

Health Risks

Another good reason to knock a property down is if it’s unsafe to live in. Some older buildings can be a fire risk because they weren’t built with modern fire safety standards in mind. Even more concerningly, they might contain hazardous materials that were used in construction. The most well-known example of this is asbestos.

While these issues can be fixed or removed, in some cases, it’s actually cheaper and safer to demolish the building and start again. When demolishing an older building, make sure that it’s not considered a historic building and that you won’t potentially cause any legal issues.

New Construction Plans

Sometimes the existing building is safe, but it’s not the best use of the land that it’s on. Again, while you can add extensions and try other things, the best option might be to just demolish the building and give yourself a clean slate to develop the land. 

This means that you can potentially fit two houses on one plot or even replace a house with a small apartment block. Always make sure that you have a building permit that allows for what you’re planning to build. It’s easier to build a new residential property on a residential plot than to try to build offices or retail buildings there.

Ensuring Safe Demolition

You can’t simply hire a wrecking ball and try to demolish the building yourself. Hire demolition contractors to make sure the demolition is as safe and controlled as possible. If they are demolishing an older building, get it checked out for hazardous materials beforehand.

For example, asbestos is most dangerous when it’s disturbed. So it can cause major issues if it’s not demolished safely. Get the property inspected and check with the contractors to find out the safest way to knock down the building.
